Looks for single families in RM1 zoning to convert to multifamily 

We live in 1 unit and will rent the others.The issue at hand is that one tenant has/had a verbal contract with the previous landlord (they are family). 

My desire is to find some AirBNB properties in my area so friends and family have somewhere to go when they visit, and I can rent them out when family isn't around.

While shopping for a small multi-family building (3 or 4 units), I would like to get an inspection of the building to get an estimate of repair costs if any problems are found (foundation, roof, electrical, plumbing, heating). 

I recently purchased a single family rental in Haltom City that cash flow enough to justify the purchase.

If I want to avoid tax and go the 1031 route with a BRRRR, I think I would get all my money out of the deal, but I'd just be holding on to a property that doesn't cash flow anything since it's a single family. 

Are you going to run a full background check on these people or are you going to just risk your family with renting to a potential child molester or serial killer?
