Are they extracting the items to be depreciated from just the FixedAsset schedule?

so just make sure you're not excluding properties because you're looking for 'cash flow.' that's not the point of a house hack, the point is to build equity.off market deals - you can go direct to owner or connect with wholesalers and others that surface off market deals. 

does anyone know if i am supposed to collect rent for the month after a Tennant dies or just give the family a month to get belongings out and not collect rent?

It could be a great deal, you just really need to do your due diligence.
