I don't blame them though - I can't imagine how many people come to brokers on a daily basis and say they are going raise money for a large complex.

I would imagine that the mortgage servicing company receives a notification as to when taxes are due, and also knows the specific deadlines for particular states/counties as to when taxes are due, so that they're alerted.
