On this street, there's mixed types of properties, ranging from MF to custom SFH of 3000-4000 sqft or similar. 

Having a mix is always nice and gives some diversification. 

There is an influx of people moving here (mainly people fleeing highly taxes states), and its an all around great culture and mix of people.

. - Accumulated about $50k in equity - House is a mix of rental units and I live in one.- Approx. negative $350 in cash flow per month.Question - Aside from aiming to refinance so the property is cashflow positive (eg. by refinancing remaining principal on a 25 or 30-year mortgage) are there any other objectives I should have in this refinancing?

Often very mixed neighborhoods, i.e. a nice property will be right next to a craphole. 

I would think twice about mixing "business and personal" in doing the cash out refi.

I didn’t like the stone facia around this basement windows anyways,  would simply plant some nice shrubs along the front line of the home with some mixed in flowers for best curb appeal plus it will save you money on the construction! 

As far as the mismanagement goes - the section 8 property does look somewhat rundown and unkempt but I think the main issue is that the residents are just kinda hanging out on the lawn and steps smoking cigarettes and drinking.

Took a property that a developer could build a duplex on and turned it into a property that could have a 29 unit, 6 storey mixed use apartment building on it.

What unit mix to build?
