The seller originally agreed to fix the sewer and provide the tuckpointing as a credit.

If you were not purchasing with hard money, and had the option of putting it in an LLC, I would. 

If you read my previous post, I emphasized the importance of showing up for the right keywords.

Approached the seller asking they pay all closing costs, received enough credits to buy down the interest rate back into the 5-range (current rates were in the 7-range).

If you want the deal to be "held" until February, yes.

How is the Belleville, IL area?

Does anyone have any input on why this may not work, as it seems to not be a common thing for the banks to enforce.- I could be successful with foreclosure and end up owning the property- Since the note has reached maturity, it cannot be made to perform again by the borrower where I am stuck with it for years.
