And there are lots of investors who buy with owner-financing (either lease-option, land-contract, wrapped mortgage, or sub2) and then sell with owner-financing or lease-option.I'm afraid that you don't appear to have anything new, unique, or novel, but the good news is that your basic plan (or something similar) is a sound strategy, so long as you remember that the actual cash-out rate, where the lease-option buyer actually gets a bank loan to complete the process, is low.

It appears to me that stainless is only maybe an extra $100 per appliance so I'm thinking maybe $250 total per unit....quick payback if it allows me to get an extra $25/month or get the units rented more quickly.

I agree with Jon that if you are handy,know what you are doing and are looking at, have the time, and live close by then you might want to take a look first before paying a professional as a service call isn't cheap.You could also ask the tenant to take some pics of where it is leaking or a video with their phone etc. to see from afar what it appears to be and send to you in an e-mail etc.Create an e-mail account just for that property or your business and not give out your personal one.

Sometimes for free on the front end an attorney will send a letter into spooking the landlord into paying something as it's easier to go after the landlord with an appearance of money than track down a hard to find ex-tenant (the person that moved with the dog) with little to no assets.Not always but usually the case.

The home was perfect upon move in, now it appears all carpet will need replaced, all walls painted, serious deep cleaning everywhere(It's disgusting), appliances have not been cleaned ever, kitchen cabinets may need refinished, mini blinds replaced, etc.

It appears hackers are intercepting e mails changing the wire instructions to their accounts and then sending to title companies and your funds end up getting wired to some crook.... complicated but simple ..

Though their focus is on SFRs, I think a majority of their inventory likely resembles what you've described (e.g. product priced based on the 1% rule in neighborhoods unlikely to appreciate.)That said, the handful of homes I've found do appear to me to have potential.These are homes in neighborhoods with average or above-average schools, 80-85%+ owner occupancy, very low crime, and trailing 5-year average appreciation of 2.5-5%.
