I have an entire podcast dedicated to passive investor fears and almost everyone i've talked to had some sort of fear that they had to educate away.

From the City to the courts, the police, the litigation lawyers, the inspectors, the utility companies and worst of all the tenants. 

Getting everything sorted early on will save a lot of headaches later

you dont a good agent repping a buyer is going to go to bat for them not U keep in mind many sellers lie about all sorts of things.. not saying your that way but it is common the industry.

If shortcuts were taken, and/or your inspector sees problems with the repairs, then it might be the worst case scenario that you would walk away from.

@William Coet, as noted, it sort of depends on where you are looking to protect liability.The most common reason I hear when working with investors who invest in a syndication through their LLC is honestly for ease of bookkeeping and record keeping.  

Deeper discountsMaybe I’m wrong but worst case scenario is that I spent money, learned a lesson and helped some people out.

Ah i'm not too familiar with calling a quote I saw it in a previous response so I was just planning for the worst case scenario.
