Keep the deposit towards additional rent if allowed by law and wish them the best of luck solving their problems. 

I can wish all day, hard, that the reality they envision might someday come true, and that a stable asset that holds its value over time becomes "money" to most of the world.

I wish I would have known to do that in college and the years afterward.

Further, may be difficult to compel the tenant to comply with your wishes if you are currently in a MTM situation with them. 

I agree with @Jonathan Greene in terms of having a specific buy box - size, condition, and type of properties you wish to focus on.

I wish the answer was you just screen them out but some of them are quite adept at hiding it.
