Sam,I found that doing the 1031 exchanges during the winter has worked well for me. 

I used Robert Hall & Associates (Glendale, Ca) last year and that went ok with all the fun with extended deadlines and lockdowns and remote work.

The only time we use ceramic tile is for showers with a window, where we can't use a surround, and then I will still use LVT for the bathroom floor.However, because we cater to families with kids, our winters are long and to avoid cabin fever we usually have a finished basement and carpet is the way to go.

It's really much more fun and fulfilling than my far-away Disney rental, and it allows us to almost cover our mortgage while we grow equity in a great place to live. 

Save up for the slow season in the winter.
