However, I have seen some articles about people pushing to limit vacation rentals in town along the lines of Santa Barbara so I didn't want to base my calculations on something that appears to be a little more volatile.

Investor B had to use $666,667 of capital to get his/her return.So even if the extra cash made no money or just getting like 0.1% in a savings/money market account tied to your business checking investor A did better.That being said you have to have the stomach for the volatility and if I were investor A I would try to figure out what I did wrong with my projections to get those losers.

If i were to accept bitcoin i would put a massive spread on the value of receiced coin to hedge against volatility. i own bitcoin but havemt tried to sell any yet so i dont knoe how liquid it is, but depending in liquidity, id tell the renter each btc is 1800-2300 (market -2750).

"Yes I know it isn't impossible" 1.5% does seem attainable fairly regularly.My question for all of the landlords out there is which of the above 2 scenarios would you prefer. 2% and possibly volatile or less than 2% with "hopefully" less volatility.Also any native to Nashville that may know more than me please feel free to chime in.
