But they are out there…You need to have a large pool of buyers… you need end user retail buyers, lease option buyers, traditional landlords, rehabbers, and cash buyers….By having a good buyer’s pool mix… You can do a variety of deals…You can’t just look for deals with $50k in equity… those are hard to find every day… But if you can sell what you buy, you can do more volume… I just made this little chart up (below)… anyone care to comment on it?

Still not there thanks to the variety on NetFlix, but the RedBox app is very well done.Photobucket has a decent app, if you use that to store photos.I did just test and found out my iPad bluetooth keyboard works with the 4S.

I was trying to merge this goal with the goal of a moderate cash flowing property but it seems this isn't a possible scenario.I intend to invest in cash flowing properties outside of this deal and have already done one cash deal where I bought a property all in for 33k that would comp for about 35k and sold it on land contract for 48k, with 14k down and the balance to be paid at 8% over 6 years.I am continuing to learn and hope to develop my knowledge and comfort in doing a variety of real estate deals but for now I will start with buy/hold rental properties or land contract notes As I have minimal sweat equity/time.My financial situation is interesting as I am a fourth year medical student who will not realize a substantial income for another 5-6 years.

It teaches you about having the right mindset, provides some training, and a wide variety of information touching on different aspects and strategies in REI (I fell it's suppose to be enough to entice you purchase the bigger enchilada).Background: I feel my partner, who previously had done a couple of wholesale deals by bringing a buyer and seller together, had a different goal in mind.
