At a minimum get an independent home inspector and property manager (I urge you to use both) to get an unbiased opinion of condition as well as market desirability, rentability, and projected rents.  

I've been struggling with this question for a couple weeks now, and I'd really love your un-biased opinions on this life decision.First of all, the facts: To comfort you, I do have almost 10 years experience and have done 2 successful flips & own $1M, but now to discomfort you: in order to go full-time in this exciting world, I would have to use a cash out refinance which so far appears I am approved for and is only weeks away from going through.

Great insight, I will also reach out to the realtor we are working with in the area but I wanted to get an unbiased opinion here first. 

Plain and Simple (or at least bring in an unbiased party.It sounds very similar to a scenario I encountered a little over 3 years ago...I will spare you the sordid details; but I hear "all of the same optimistic quotes".

My real estate projects are all the under 35k properties that need some help.But I digress....somewhere along the way I met and was in effect mentored by a former mortgage lender and would call and ask him a lot of questions and get an unbiased answer.

Not one owns any property and only work under the direction of others and live hand-to-mouth each week.You've got your answer but it's not really from a qualified perspective and not from your best available and unbiased source. 

They will come out for free and look at the tree and give you an honest, unbiased opinion of the tree's health.
