I deal with ultra high net worth individuals on a daily basis buying large multifamily and also commercial retail NNN and retail strip centers etc.

First is that DD comes at a price because they charge the sponsors (and sometimes/often the investors) fees, and those fees will ultimately be deal costs so it does impact the investment return to some extent.Second, I wouldn't place an ultra-high value on the DD they conduct, it isn't really all that extensive in a lot of cases. 

People need to have different expectations for a property that is solely an investment with 20-25% down versus a property they will occupy with an ultra low down payment, PMI and the such.
