Banks and credit unions can also offer flexibility for investors that engage in strong relationship-building strategies, offering discounts and solid loans in exchange for borrowers willing to use the institution for other purposes (savings accounts, etc.).

But it's walking distance to the beach, in a great location, and had tremendous potential as a STR (which was the primary goal) and huge upside for appreciation.The only things I would rule out, and would advise my clients to consider walking away:  Major basement water problems, significant structural issues, and evidence that prior work was shoddy, or that work was done to cover up a bigger problem.

They probably get volume discounts and the speed and efficiency would probably far exceed what you can do acting as the general contractor or using yours. 

The original buyers of the A bought it likely discounted too, so they're making value both sides.

Triad consists of 3 cities Greensboro, High Point, and Winston-Salem.This area has seen tremendous growth in the past few years and I can see a lot of out-of-state investors investing in this area.Here you can still get a nice 3 bed/2 bath new construction or SFH built after 2020 for the 270-300k range and expect to get it rented for LTR for at least 1800-2300/m. 

We have a tremendous amount of out of state investor interest in the Memphis market.
