I just stayed in a hotel in Moab and we had an A/C issue and it took two days to resolve and, honestly, that's not that out of line with my normal experience at hotels.I don't know where people dreamed up this idea that all hotels have someone waiting outside your room ready to resolve anything in 5 minutes. 

Additionally, when underwriting deals, you need to account for the general idea that repairs and maintenance will be a larger percentage of your rent, the lower your rental is.  

This site plan would give you an idea of the needed development cost, which is usually what sinks development deals

My husband rolled with those ideas and made them happen.What was the outcome?

Again, the BiggerPockets store has some books on this topic, or you can learn about it by watching podcasts, reading blogs, and interacting on the forum.

The owner was open to the idea and outlined their terms and conditions.After several weeks of negotiations, we reached an agreement, and the seller signed a binding contract.

Not to mention the idea of my “business†relying on my friends and family also being suckered into signing up is just appalling.

Still open to market ideas (so if you have any ideas, please share!)
