I guess that is possible if the temporary debt ceiling is not raised again in Dec (but also unlikely since 100% of the time in the past, the feds have raised it as opposed to defaulting).If there was any major downward pressure on RE pricing, I would halt fix and flips until the dust settled.

But in 2019 that same place might have been more like $80k-$90k so if we get back to those levels you would be in trouble.So it really comes down to whether you believe the vacation rental boom is a temporary outlier or if you believe vacation travel has fundamentally changed.  

Value of the word "FREE" versus a significantly temporary lower rate.  

Make sure the contractors understand they are responsible to remove snow to access their work.More cutting, prepping, etc. work will typically be done indoors so make sure you hire a contractor who likes to be clean and won’t turn the entire interior into a personal workshop/storage shed.Figure extra $$$ for temp enclosures and heat if you wish to do exterior painting, masonry, etc.It’s darker later in the AM and earlier in the evening so make sure you have a lot of good, temporary lighting so you can maximize the amount of time your guys are working when they are actually onsite.Planon missing a few days here and there due to a “snow day” when guys can’t make it to work due to a snow storm.

If I am stuck waiting for 3-9 months, that seems to necessitate either being an independent contractor for a while or go work for a company, which I would rather not do as it would be temporary and doesn't seem right just to start and stop on somebody.If you need more information please let me know.

Attempting a temporary repair on rotten wood could just lead to a more expensive repair later on as the rot spreads into the rest of the house, potentially compromising the framing causing structural issues. 

Nobody in her family wants the house but my wife saw a sentimental opportunity motivated by our serendipitous temporary move to Richmond in the next few months.

Another option is to get it empty, get a temporary job to help cover the costs, and sell it fast.
