Hello @Johann Villalvir,Congratulations your accomplishment.Some background: I am an engineer and what I do in our investment services business is primarily data science and software development.We use data mining software to evaluate thousands of properties based on about 40 behavioral characteristics of our target tenant segment.

I want to be able to find potential markets/listings nationally based on the return.

Even a single family builds can vary significantly based on site conditions and required structure/design.

Although I find competition for what I call investment grade parks is quite keen.. so returns are more in the MF space.. when you venture out east from the west coast or look at low end parks returns are higher but management is quite intense.. as our dealing with some pretty scruffy tenant base.

Financial Freedom Network I laughed at -- after reading the agreement, no comparable value for that monthly price -- 3 or so years ago, if value has changed now, my time-based disclaimer is as aforementioned -- and Legrand would do well to disconnect FFN from his name, as I believe FFN is now out-sourced, whatever.I empathize with you , Joe and the other responders, but when I read Legrand’s, and most of the other guru’s, contracts prior to trying a teaser product, it clearly stated in the agreement that if customer did not want the upgrade service for which the teaser/free product, free video, whatever, was being given away, then customer must cancel within the stated period of time, which almost always range from 30 to 90 days [60 days is becoming more common, as more folks forget to cancel]So long as terms to cancel are clearly stated prior to contracting, I don’t find it unethical, -- and real estate gurus have merely adapted a teaser or rebate marketing technique used in most every industry -- recently even Chrysler cars [try our minivan for 60 days!

So - somewhere 2 hours away, or somewhere you like to vacation in, or where all your family lives, or where you plan to move someday.Too many people are trying to do exactly what you're doing - pick a market based on a formula - and they end up buying a random 'cheap' property thousands of miles away, turn it over to people they've never met or even spoken to, and then... lose money.  

The tenant base, on average, tends to be rougher on the properties, moves more frequently, and cannot absorb any rent increases.
