If you would, then don't pay down the mortgage early, keep your powder dry, and use that money to grab more appreciating real estate.

Or just wait and keep my “powder dry” as prices dip over the next few months.

there is a massive boom in our state currently because of things like the Bakkan oil drilling in North Dakota, the massive oil shale recovery going on from Casper to Colorado, coal production in the powder river basin, and lots of secondary recovery from old oil fields. 

I fund that stuff they are already asking me how much dry powder we have to help them buy these props.. its reality some of it is going to happen.. been doing it now for 2 decades.  

I also invest in Dallas/ Hiram/ Powder Spring area.

I could buy land and build 1st unit as a model cash, but I would rather keep my powder dry.

If I know that I'll find good deals, and that more good deals are likely coming, I'd want a lot of dry powder.

Currently have the solera checking acct and a money market savings account at another bank for ACH, higher yield for my "dry powder". 

But, I notice all that stuff, since I write checks for those during my rehabs.My last rehab I used flat black in the master bath and kitchen and chrome in the guest and powder bath, and the light fixtures were chrome.
