There is an extreme amount of competition from buy and hold investors who are willing to pay more for the property then 30 to 40 cents on the dollar.If you are trying to avoid a third party negotiation, probate is not going to be the answer since you are simply substituting the lender with the courts.Again, I wish you lots of luck.
