I don't think it is a question or comparison, in dealing with So Cal homes, you need to go custom, it allows you the ability to design the kitchen to your specs, get custom stain, and the resale value of a custom kitchen over stock cabinets is so much better.

The carpet was stained like someone walked around spilling who knows what and never bothered to wash it up, very dirty dirty walls, black water in the toilet, screens busted out of the screen doors, the fridge was new but you about died when you opened it from the smell of rotting food...you get the picture.

It looks like the cabinets needed at least one more coat of the red or orange paint or stain. 

A year later when you do your summer clean-out, the stains will still be present.Require everyone to get tenant's insurance, period.

t rent it.I ended up getting a skilled tradesman in each house.one guy is an actual house builder that hit bad times during the recession the other guy works with his father installing and remodeling bathrooms and kitchens.both these guys came signed the lease on the first tenant I allowed him to move in with security plus 200.00the difference was the paint and drywall repair and cabinets stained and house cleaned. that I would have paid someone else to do out of pocket which I didnt have.gettting that money allowed me to take care of a 350 plumbing problem and a furnace issue that came upthe other house the guy moved in for security plus 300 for the first two months less than half the actual rent because he is going to do all the painting and the bathroom remodelsome drywall repair and hang ceiling fans.he is working alongside my contractor and my contractor has now gotten a new partner and he has okayed this guy to do the workall things worked out.and now my two houses have some capable people in them who wont come crying everytime there is a minor problemI know this isnt the ideal way to do business but I sort of started out over extended.

I personally think it looks really nice and there are ways to stain a floor without using all the expensive products.

There were several issues noted as relates to the roof including staining in the ceiling of one of the closets and moisture noted in the attic....That to me suggests current and past leakage...something that was never disclosed.

I got the basic framework done.After staining the PT lumber to get a darker color.On the right side, where it lead to the two palms, I wasn't sure what to use as borders.
