The reason I ask is if you're starting a "non-real estate" business, I'd recommend NOT using that business to buy any properties but use a real estate specific LLC to acquire your properties.

Thus, they take extreme risks and look for corresponding discounts.Additionally, after the first position lender accounts for default interest, penalties, legal fees, foreclosure fees, accounting fees, and everything else, the equity in your combined <65% ARV loan can easily erode to zero.

Ohio presented some great opportunities for me and I'm a big believer in Central Ohio to be more specific.
