It is best if used and payed off in a shorter period, rather than holding debt for years.Another option you have is to take out a traditional loan for what is needed to payoff your debt then open a LOC on the remaining equity.

I suppose I could lease-option the property for a shorter period, lets say 3-5 years, but I would still want to take over the mortgage, so that I can benefit from the rapid pay=down of the balance.Thanks in advance for further thoughts.Bill

On Commercial notes from community banks and credit unions you may notice that the loans will balloon at the end of the term period and often times the term is shorter than the period they amortize for your monthly payment so at the end of the term you're left with a sizeable balance to payoff or refinance again.

At the bottom of the cycle the number of listings start selling faster so a reduction in listings, more aggressive offers from buyers, days on market get shorter, and prices start heading back up.
