This means there may be less competition from professional investors, especially in areas where the demand for owner-occupied homes is strong.In short, if you are just entering the real estate market and don’t yet have the capital to compete directly with investors for multifamily properties, focusing on single-family homes could be a more strategic choice.

I've worked with tenants in a similar fashion and ended up feeling ok about it but it was short term, over the course of a few months and they paid me something the entire time. 

In general these are either growth markets or markets short housing that has significant hurdles to adding additional housing. 

I have personally owned investment property (both long-term and short-term rentals) along the lakeshore.

In short, I purchased my primary residence in 2017.

I am not necessarily that new in the Real Estate industry because I have a place in Tulum Mexico, Condo as a short term rental. 

Best thing to do is think about what you want, what your short term (5 year) and longer term goals are.
