@Chanel Snerling if you're going to rezone in those Neighborhoods, you'd be better off going with max number of units possible.What construction project development & management experience do you have?

Other team members can fill your gaps of experience, lack of credit, etc.Be ok taking a smaller percentage of "something" rather than chasing all of nothing.

And in regards to getting educated on the the laws, I assume the best route is to link of with an attorney who has experience with these types of transactions?

@Rene Hosman As a property manager with 20 years experience and a portfolio of 1,000+ single family homes, I can say concessions like reduced rent rarely work well for smaller landlords.

From my experience investing in mid-tier and luxury hotels much larger is you need about 70% to make ends meet, you start getting happy about the investment about 80% and around 85-90% you fell like you are a genius.

Any tips anyone can share on how to find a reputable and trust-worthy contractor and/or a lawyer who can write up less riskier work contracts?

In the multi unit buildings I put on lease "Each tenant shares responsibility for removing snow and salting on both walkways and sidewalk infront of property" and I have them initial before we execute lease.

I very well could have done it the wrong way, but this was just my experience.
