Obviously the ideal way would be to split the lots and rent the lots to mobile home owners but that seems like a very small market.

Seems like you have built a great business.

From what I can tell, it seems like most of the very small towns in this area; tons of trailers, single family homes, no visible high rises or larger multifamily that I saw. 

I understand that the tenants will paying me money that i will put towards paying off the house but it just seems like so much could go wrong.

What some people on BP don't seem to understand is to stop making the assumption that everyone is not working their best at thisif you have to provide negative comments or any sort of negativity when providing advice, then advice or recommendations shouldn't be your fortéAs i mentioned before.

It seems that Cash out refinance would make the most sense for us.

In my opinion, these do not seem to be serious but I am not seeing all the areas.

Not siding with the contractor, but as an investor you will have to learn to understand costs better and when it doesn't seem possible for the contractor to complete the work at the stated quote its best to walk away.

It also seemed like an appropriate name since GSP’s are energetic, aggressive hunting dogs just like us when it comes to hunting for great deals and aggressive asset management.
