The way the SEPP works is that you take the current account value and set a schedule of withdrawals to drain the account over a set period of time.If you find a way to make the numbers work, you might want to setup a specific and separate IRA for that purpose.

I think, for now, I’ll probably use Buildium (my current software) and manually enter into furnished finder and AirBnB and require approval so it doesn’t auto schedule and so I can send a proper lease.

@Drago Stanimirovic thank you, and you are right I will probably do cost segregation studies at some point, but so far I have still been able to get to a loss on my taxes using the straight line 27.5 year depreciation schedules, I will probably do the cost segregation studies once I can't show a loss anymore, which will happen at some point as the rents increase and the amortization schedules shift to more principle and less interest.
