they will also look at your real estate management resume - so the more smaller properties you manage, the more favorably they will look at you even if you've never done something as large as what you are trying to finance.

This would be specific to the deal and would include: a property proforma; financing plan;  anticipated development costs; your resume; etc...You want to show that you have a rock solid plan in place and the ability to execute that plan.

Unless you have the resume/experience currently, I think asking for private money is a horrible idea.
