As a fire-damage Restoration contractor myself, I’m very sorry to hear about this, however I agree with @Chris Seveney’s assessment—probably not a fight you are going to win.

Those with more access to cash will do more deals, those who do not have access to cash will be sitting on the sidelines until liquidity is restored to the market and guidelines start opening up.

If the property doesn't sell for over $1.8m, you are below your breakeven, and honestly it's probably a bit more than that because of all the money you'll have to put into a restoration job.To increase your profits, you can do one of two things, you can either increase the sales price or lower your liabilities. 

I installed new hardwood flooring in her unit and restored and shellacked the woodwork with the expectation of tripling the rent. 

But it's my neighborhood, so I'm going to love seeing the house restored, regardless of who does it. 

As a result I found that it really pulled me down and gave me a lot of anxiety, to the point that I procrastinated listening to massages over the past month (not a good business practice).
