I do not think this represents the majority of how others structure their deals, but that’s the great thing about PML-you agree on the terms. 

There are a few ways to accomplish this transaction: a real estate broker acting as a transaction coordinator/facilitator (not representing the buyer or seller), a real estate attorney, and/or a title company.I would opt for a licensed broker to handle the contract of sale, and hand it over to the title (or escrow) company. 

I own the property in my name so in my county I can represent myself but for the cost, it is worth it to have a professional that knows what they're doing handle it, and also having someone to answer all of your questions is nice.3.)

Prices have topped out, and still represent about a 6% IRR.

Are you having your GC or RE Agent represent you at an inspection? 

Some say the wholesaler needs a broker's license to do wholesale more than 1 deal every 12 months, and there is no way around it, and others say you can work with a licensed broker, and have them represent you, the wholesaler, in every deal you do.

However, (personal opinion) I do believe that the Beltline represents a real, physical asset that will help values stay strong in the long term (assuming you don’t overpay).

These types of sales can be complex and require a different approach than traditional sales, and they often represent opportunities to buy below market value.5.

In NY my broker handled that for me and when I bought in San Diego I purchased from the owner so the realtor who was "representing" both parties, just did the paperwork.Thank you again! 

If you're not asking him to represent you in this transaction and are not using any other agents to draft paperwork, etc, then you should not be liable.
