Remind them that not all states require a landlord to make a reasonable attempt to find a new tenant when the current one wishes to break a lease (and unless the statutes have changed recently in your state Pennsylvania appears to be one state that does NOT require a landlord to do this); however, if the TENANTS wish to put forth the effort to find a replacement tenant for themselves (passing your screening requirements of course) you will consider allowing them out of their lease.2.

I have started showing deposit amounts on the front page of every renewal lease as a reminder to the tenants.

I recommend if your exchange is remotely within those dates, to go ahead and get them on the calendar with advance reminders set up because we all know that anything can happen that could delay a closing and with accountants now filing online, mistakes are easier to make.

Remind her that she will be charged every day and if she is not out today, you will begin to start the eviction process on top of the daily charge, which will go on her record.
