This was my first investment property and I had a poor inspector who missed all the electrical and even though the roof had about 5 years left my insurance company made me do that.

If you manage to get this off the ground and do some verified - meaning paperwork is in your name, or company's name, etc - projects that turn a profit, and you build some capital in a bank, you should be able to go right to that lender after a year or two and start a relationship no problem.  

Here in the USA you need what's called a "construction loan" and it's also very hard to find a company that will insure you if you're a newbie.

Watch for the company names or the spokesperson’s names and search those names online to find out more about the firm.Crowdfunding.

@Caleb Rehg Just as a note my insurance company frowns upon college rentals and makes me state if I am renting to any undergraduate or graduate students.

Can you explain how your company solves the partial note issue? 

I’m an investor and the owner of a property management company based in Kokomo, with portfolios extending into the Indianapolis area.

Reason being, I hired a property management company (just now) and they're wonderful, they start officially in a couple days. 

The house is currently under management so I’d think they’d take care of getting top market rent but I think we all know that management companies can be hit or miss.

The companies that market themselves as "garage door companies" (residential) also almost always do commercial stuff as well, such as what you are looking at.
