After refi closing costs, you aren't going to get very much milk out of that cow.Refinancing every 30 seconds isn't necessarily the best idea, so if there's some forced equity in the works for that place it might be best to wait until the work is done, so you can get a loan of (for example) 75% * $300k = $225k

Some rental owners have active maintenance programs and actually have reserves or means to replace worn out roofs, driveways, windows, hvac, plumbing, etc some not so much..Without going in to too much detail, does it look on first glance like they milked the property and are looking to pass all the deferred maintenance and major replacement costs on the next owner?

Although, a better example of vertical integration would be when a paper recycler, a paper manufacturer who uses recycled paper, and a cardboard box maker who buys rolls of paper to make cardboard, are all owned by the same company.The opposite also occurs during the not so good times.

If you hire a bad one they will milk you dry ( usually claiming it's all the counties fault) if you hire s good one they will give you realistic expectations.

Gross rents are 6225 a month.. because 3 of the lovely trailers are condemned and have to be dismantled in place.. ( hoping to trade a metal recycling type person for free dismantle and haul off.Its on City water and sewer I would not have bough it if it had not been.
