Sure, buy in a declining market like cleveland or detroit or something, and hope it rebounds but you also need a safety net in your case.

Market never fully rebounded past the peaks.. the issue though is these are all going owner occ... the homes to get full retail ( if your thinking an OO exit) I have been putting another 5 to 10k per property in them.. plus they go vacant for an average of 6 months during the sale cycle..
