I pushed back on the idea of an up front transaction fee of 10K and told him that I'd be happy to pay a transaction fee at closing, but wouldn't feel comfortable paying 10K without it being tied to an acquisition.

if it is a BRRRR you'd pay the seller off when you refinanced into long term debt, either conventional or DSCR.i don't know anything about the location, market, etc. but if it needs a 40K rehab, you need to push the purchase price even lower than 140K, or it will not work as a BRRRR. 

If you see utilities increasing, is there a way that you can push this on to the tenant?

@Andrew Slezak I recommend you first articulate precisely the liability events or concern which are pushing you to transfer the property to an LLC.

This might make sense, but again, you are just deferring the taxes and now pushing tax from capital gains to ordinary income. 

. ;-)If the seller tells their agent not to bring certain types of offers to them, the agent is obliged to follow their instructions.However, I've also been told that an agent has a fiduciary responsibility to present all offers if not told otherwise.

When we follow up it takes multiple business days and sometimes more than a week to get a response.
