I spent quite a bit of time with them trying to buy a number of their properties under the TACT Program, or at least get them to agree to a pilot in the Phoenix area.My only major beef with B of A is that they are the only bank to date to decide NOT to participate in the TACT Program as a way to clear up their $60 billion of toxic assets.To their credit, I was able to discuss it with them, share the benefits and they had discussions with various execs before saying no.

Your ranting about a crying baby is the type of thing that hurts the Sec.8 program as you continue to demonstrate the type of tenants that landlords must suffer with!

Participation in the program as a landlord is voluntary and there are actions you have to affirmatively take in order to qualify your unit for the program and doing those things is not required by law anywhere to my knowledge.J.T.

Your only saving grace is that she is section 8, since they tend to frown on evictions and will use "kicking her out of the program" as leverage to get her to pay or vacate.

At one point in the program a light bulb went off that let me know I was nerd now.

Before being permitted to rent in the Section 8 program a Philly landlord must attend an orientation class which is give once per week. 

I now received an email from support that I am a long time loyal customer of Kent who purchased that program a few years back and now I have to pay a $199.00 annual fee for something I have a few year ago now they want to charge me, not good customer relations..

I do think KW has a decent training program, as they were a top choice of mine, but I'm going to continue to shop around.Good luck.

I just saw this program as I am searching for a boat and I may not be ready for it but for someone who needs lots of deductions and would to spend some time every year on their boat and have free and clear yacht in 10-15 years, it seems like it could be pretty cool :) I'm still going to look into it with my accountant to give myself something to look forward to!
