Hi - a flip I have under contract to buy is finally ready. For all of you tax pros is there any benefit to buying it tomorrow in 2016 versus waiting until 2017? It will be back on the market ready to sell by 2/1.

It's possible to re-zone a property but it is an extended affair that could take at least 6 months, plan on 12 (figure several postponed city council hearings, hoops to jump through, etc. and you get the idea), and I would not count on that as part of the deal at all - that should be "gravy", not something you count on for the deal to work at all.The best thing I think you can do is ride by the property, maybe talk to neighbors in the area too, and see if you can figure out why it's zoned Light Industrial.

What's least understood is that while the building tenant or upper corporate management located elsewhere may sincerely believe they're making the right choice in the best interest of the company to save money, in most cases, the end result leaves much to be desired whereby the tenant may actually be unaware of their having to pay more money in postponing the inevitable making an existing condition much worse than it is as time goes on.
