I know Fairbanks Alaska was ranked as the #1 place to invest in Air BnBs in the US via Air DNA. 

I can also put it on my phone. we had a IRS agent that just wanted to take us to the wood shed.. she disallowed more than that.

I have helped a handful of Hawaii investors purchase Air BNBs in Independence as well and just North of the River.

The statefarm agent I am working with is assuring me that it will be "written as a seasonal/secondary home for you with the endorsements to cover the air B&B"Is this adequate or should I be looking for more commercial full rental policy?

Kind of like the 1k deposit on a Air bnb where U can buy the same type of insurance for 50 to 70 bucks one time. 

All of the things you are stating - like an Air BNB listing, actual rental, postings for rent, etc are great tools to reinforce your intent and use as investment. 

I’m active duty Air Force and ran into the same issue at my last base.

Has anyone done well in the Phoenix area near Dbacks and Suns stadiums with renting out properties for Air BNB?

***There are smoke detectors and a portable fire extinguisher in the retail unit. 

@Ezra Nugroho all 3 were clean and paint. 2 had new gas furnaces from last owner, 1 had central air. all 3 had off street parking.
