@Jesse Jones-Smithhi. i tend not to advise people on personal residence items because... it's too personal. so i'll just pick one thing you mentioned and provide a comment. 

Pick a lender.  

Also, there are more things to consider than max ROI.Most people start by picking a particular type/style of property that they like for some reason (usually a gut decision).

We are starting to pick hotels over Airbnbs because they're becoming ticky tacky for our taste and theres no $$$.

And as this noted one shows, to those who think they will just swoop in and pick up an "easy buy", just write a check and it will be a simple take-over, think again.

His story was, he failed in business 2 times and figured it out on the 3rd go around. 3billion later i got to take a picture with him.Since then I havent went to another training, course or weekend event. only working to unpack the information that I picked up to be useful so definitely no argument there. 

I picked up 3 since September and have more in the pipeline.

There are going to be three levels of addressing this 1) things you can simply go there and do anytime (pick up pet waste and throw it away) 2) things you can do given proper notice (enter the unit and inspect, repair damage etc) and 3) things you can only do given proper process/procedure (notice to vacate, increase rent etc.)
