I’m curious, what’s the most creative or unconventional strategy you've used to structure a BRRRR or Fix-and-Flip deal?

First time I physically saw the property was the day we closed.We are very happy with the Naples area and besides the STR rentals we use it a couple times a year ourselves.Good luck.

How would you structure this deal to make it work for a single family home build?

@Andrew Grimmett If a seller is hesitant due to capital gains taxes, consider creative solutions: suggest an installment sale (seller financing) to spread tax liability over time, a 1031 exchange to defer taxes by reinvesting in another property, or a structured sale for flexible deferred payments.

Take depreciation on the structures if I don't own them?

I would like investment advice on how to help a person, grow and develop her vision of redeveloping old structures in the Milwaukee Metro Area.

It is currently a glorified finished attic with little room- Use addition and raise it up and extend it to the side of the home for more finished space and room for deck, washer/dryer room etc- Make the living space as functional as possible with the added sqft- Add outside living structures like deckThis is a fairly wealthily area and I want to maximize my ROIWhat are some things you recommend for a large scale project like this and what are some hurdles ?

@Sofia De Santos Tavarez if you haven't already, have the property professionally inspected.This should catch MOST of the structural, health & code issues - but not all.

Very common to have structural issues caused by soil movement.
