What is the customer demographic that is driving STR/MTR in Fargo?

Cleaning fees and other line items are revenue; its just a way of parsing out revenue to try to reel in customers. 

Customer service has also been very good in my experience although hold times average around 5-10 minutes depending upon the time of day you call.  

Again, I have no idea. that's a much more personal decision, and that is probably why Jonathan Greene asked for more information from you about your experience level, especially since you wrote "I am totally out of my league understanding the possibilities of an MTR".To be successful in the MTR space, I would recommend that any owner or operator strive to provide the best customer experience possible.

I also don't think they are customers. 

Poor management of contractors, permit delays, or running out of funds can extend the rehab timeline, costing you money.

An activity is a rental activity if tangible property (real or personal) is used by customers or held for use by customers, and the gross income (or expected gross income) from the activity represents amounts paid (or to be paid) mainly for the use of the property.

However; some cities require a contractor to be on the application for permit.

These items are not permitted to biodegrade in traditional septic systems.Plumbing pipes are sensitive and must be checked regularly by scheduled plumbing professional.

I would at least get the permit to build as many units as possible.Then, you can decide to either build, package the whole deal to sell and roll the equity into something else, or refinance and buy something else.
