The issue of paying taxes inside of a plan is minor in my thoughts as your depreciation offsets 'paper profits' (taxes) to make UDIF almost a non issue (in our case at least). 

I would not waste a lot of time on a paper about damages either.

I have a guy that looks great on paper, but doesn't want to move in for 30 days because he needs to give his current landlord 30 days notice, which, I completely respect him for doing. 

Agents are tied to their "paper-route."

They will ask you to fill out 1-2 pieces of paper, and they will probably send you a 1099 at the end of the year, but that should not be a big concern usually.I try and help my tenants out whenever I can if they can get free money.

this is just an example  commercial and industrial zoned in any rural area can take decades to sell full stop.While those look good on paper getting them to the finish line pretty tough.
