Truthfully, I'm still very optimistic about this area.

If the bank is requiring this kind of outside cash flow support, I suggest you find another lender.Your forecast of a 1.5X at only 25% occupancy on student housing does sound a bit optimistic.

Also find some sponsors are too optimistic on their pro-forma so the real money I get is a little lower then they projected it's like 9% vs the 10.5% they projected but it changes widely where the last quarter they did much better and best the projection so just another thing to watch out for when doing equity.... your ACTUAL returns will vary ;).

For example for me this deal is too tight and it would be a very long time for me to get my money back ( if you actually profit $360/mo, which I think is optimistic, it would take over 9 years to get me initial investment back from cash flow ).With every investment I ask what are my goals?  

I know that presents unique issues (for another forum post), but I am cautiously optimistic about this year.
