I've read a few of the BP books written by Brandon & David Greene and they say something similar to choosing a PMC.

It's a nice touch, but it won't help your reviews I wouldn't think.

What makes it slow in this case is that you don't really start seeing real cash flow until after year five but it's more effective than rentals in that there is little to no maintenance.Sure you can live in a home while fixing it up with the intention of selling it for a nice profit later but I think many people are already doing that and the buyers of slow flips now also have that opportunity without having to qualify with a bank.

Why do you think this will do well when you make it look nice on the open market and disclose it's in a flood zone and flooded in the past year?

It was written before the days of YouTube, so it's not full of the common nonsense where authors sell a course, send you to their website for downloads, or write a follow-up with additional "secrets" they forgot to put in the first book.Long-Distance Real Estate Investing by David Greene was another good one.

What nice though with that is you build equity quicker.So just adding my experiences with the commercial side, from an owners point of view.Good luck!
