For most newbie that needs actual visit to the house then they need traditional way.

I own 3 properties and rental arbitrage 1 more with a net income of $400,000.But I am a newbie in LTR. 

So, they have barely an inkling of how to work with an investor to find "deals".Of course, most of the newbie investors don't know what a "deal" is either, with many of them willing to pay asking, or above asking prices.

@Bennie Smith we get calls from investors all the time looking to "help us" with clients looking to offload their rentals.Funny thing is, most of the time these investors are:1) Wholesalers that will just waste everyone's time with lowball offers2) Flippers also with lowball offers3) Newbies that have no clue of value or have no funds4) Savvy investors looking to fleece our clientsRarely do we get contacted by someone actually looking to "help us".

Interestingly though, just spoke to a newbie investor last week who was so out of touch with the current market that they thought is should only take 2-3 DAYS to place a tenant!

It gives so much insight for newbies to ponder.
