If you don't receive December's rent until mid January, that is income for the following year because you didn't receive it until January.

The process was frustrating and exhausting, so mid-June I decided to do Airbnb because my units were vacant.

I remember the 1st time I did that in my mid 20's and I was on cloud 9! 

In my local MLS (Mid Carolina Region MLS), wholesaling has left a bad taste in buyer/sellers minds, so the MLS is creating rules to basically prevent wholesaling. 

My primary focus is on multifamily units and mid to long-term rentals out of state.

I want to use the equity in my CA home for the downpayment"me: "gasp" there was very popular post a few years back and LA based investor took out a large HELOC on their personal residence so they could buy 8 units in a mid west city.. that he admitted were D class and on paper the cash flow was huge etc etc.. 

I am in process of moving some of our long term rentals to Mid-Term (30-180 day) rentals,  We currently use Buildium to manage our long term rentals and it working decently. 

I dont think any rehabber in that city would have thought for a minute to put up fencing and hire 24 hour security this is not South Chicago or south of 8 mile Detroit or any number of rough neighborhoods in the mid west deep south.. this is a pleasant farming community with money. 

I've kicked the tires on mid term rentals in Champaign-Urbana on account of growing up in the area.
