While I don’t plan to make this a regular thing, if anyone is open to mentoring for a one-time project or just being someone I can ask questions to throughout the process, I’d appreciate it 10x.

You should try to find a mentor or get plugged into the real estate investor community in your area. 

I have his number but haven't called him in 30 years......perhaps somebody knows something here.......Some of his material would make a great course for my kids school....that's how important his ideas are.........I know he had mentors too so I'm not giving him all the credit.........any feedback would be appreciated....thanks

Another option that can potentially be free is looking for a mentor who is doing what you aspire to do in real estate and see how you can be of value to them so you can learn while helping their business.

I highly advise you to reach out to people that are experienced real estate investors and ask them to mentor you.

In my new job as a financial planner, my mentor is an enrolled agent and knows a lot about this stuff.

There are no other subordinate/junior liens.
