This past few months I have been working with realtors who have borrowers that are ITIN status and looking to begin doing fix and flip, fix and hold; my company has NonQM lender that will work with ITIN borrowers for owner-occupied and DSCR loans but they also have so many restrictions.

What lease clauses they suggest such as - Additional insured status for you on the Pharmacy's coverage - Waiver of Subrogation, Primary & non-contributory clause, 30 day notice of cancelation, etc.I would also suggest two other things:1. more research on the operation of a compounding pharmacy.

You can contact HCR (DHCR), the NYS agency that regulates Rent Stabilized and Rent Control apartments in NYS and ask them for a report showing the status of each rent stabilized apartment in the building.
