Although as @Drew Sygit asks, what have those PMs that pledged to do it better now learned that may bring them back into line with main stream service providers? 

They were fine with my score (about 740), but have issue with the percentage of personal credit I am utilizing, so that discussion also petered out.Apparently, I have a lending profile right now, that is not attractive to mainstream lending programs.Any advice?

A couple thoughts on your question:I tell our STR investors in Colorado that their main goal should be to set up the right way right out of the gate.

I'd like to add another SFH to the business  in the near future with the main goal being grow the business as fast as possible. 

COVID created a chaotic spike in both the sale & rental markets, attracting even more new real estate investors.

Now my main issue is I need a fire detection system in a enclosed back porch that leads up to all three floors, but I don't know what's the minimum I would need to be compliant or that the fire marshall is suggesting what he wants or recommends.

So at this point given the large amount of income that the wealth management company kicks off, this very nice profit from the real estate portfolio is looking less and less attractive every year especially considering the time and mental real estate it takes up for her and the tax consequences.

If I put myself in the shoes of the outside partner/investor friend, I would be very concerned because: 1) unclear and/or potentially conflicting business plan, 2) even with clarity in the BRRRR business plan, unclear in the viability of pulling it off with these market conditions, 3) the chances of dispute seems very high, especially if you're going to live in. 4 years ago, I went through a  similar thought process when purchasing an investing property with mainly my family money, while considering an outside investor to rehab for higher STR ROI...
