As painful as this lesson was, it made me make major operational changes.

At minimum, look at the assessor's site on the lot lines but ideally, have it surveyed so you know what you will own (esp if you are going to build a fence or structure).Tons of lessons, always learning, looking forward to reading what others want to share here! 

Lesson learned, no matter how much extra space there is, if it's still a 1/1, I can't get significantly higher rent from it.

A lesson to remember,  under the newer VA rules the cap (eligibility remaining) really only kicks in if you want a second property. 

It was a hard lesson that nearly cost us a $25,000 deal, countless hours of effort, and more sleepless nights than I’d care to admit.We had a prime deal lined up, with a buyer who was eager to move forward.
