It separates your personal assets from your business, providing a safeguard if any legal issues arise related to tenants or the property.

Get out as quickly as you can and even if you have to cut your asking to the point where your post portfolio-sale and consumer debt service leaves you with significantly less than that ~$1.4m equity figure you listed (which is certainly will), take the cash you net, use the lessons you've learned in two year crash course you've been on and start again!

I've been working in software consulting services for over 15 years and it's kind of disheartening that I haven't been able to figure it out, but I've got other things to worry about (like how to get a few more properties so i don't have to worry about buggie tech crap anymore :) ).

The general rule of thumb when using debt is to ensure that whatever asset you buy with the debt should make more than the debt service.  

Get a maintenance contract on your hard systems that feature 2x a year service.
